VA Loan Basics
What most buyers ask about first.
01
Funding Fee
A one-time fee that varies by down payment and service history — often financeable into the loan.
02
Appraisal Timeline
VA appraisals can take longer than conventional ones, we plan the timeline around that upfront.
03
Seller-Paid Costs
VA guidelines allow negotiating seller-paid closing costs; part of how we structure offers.
04
Zero Down
Many VA-eligible buyers can purchase with no down payment; we'll confirm your specific eligibility.

Buyer Questions
Answered before you have to ask.
Can you help if I'm not in Nevada yet?
Yes. I regularly work with buyers PCSing in — video tours, daily updates, and remote-friendly paperwork so you’re not flying blind before your report date.
What's the difference between MRP and MVHC?
MRP (Military Relocation Professional) focuses on PCS moves and timing. MVHC (Military & Veteran Housing Certification) focuses on VA loan benefits and veteran-specific housing programs. I hold both.
Do VA loans take longer to close?
Sometimes, mainly due to appraisal scheduling — but with the right timeline planning from the start, it rarely causes problems.
